The front office is open daily between 8:30am to 10pm. All guests must be 21 years of age. If you are under 21 you must be accompanied by a parent or guardian.

Room pictures below (examples of the Palms guest rooms, décor and colors vary). All accommodations have private entrances, Air conditioning, flat screen TV’s and are NON-SMOKING. All units have their own bathrooms with the exception of one room with two queen beds located on the second floor has its own private bathroom across the hallway. For guests with pets, please see our pet policies for more information.

Check-in time is 3pm. If you arrive early, the front desk will be happy to store your luggage while you enjoy our pool or take a stroll around town. If you are going to be arriving after 10pm, please notify us by 9pm on your arrival date so we may make special arrangements for your arrival. In order to accommodate the guests arriving behind you, please depart your room by 11am.

Long Term Special Cancellation Policy:
Cancellation Policy:

Deposit: A 100% non-refundable deposit is required.
Availability: Only certain dates apply. Promo codes are not applicable during special events.

Regular Cancellation Policy:

Up to 14 Days Before Arrival: Guests may cancel up to 14 days before the reservation for a $50 cancellation fee. The remaining deposit will be refunded.
Within 14 Days of Arrival: Cancellations made within 14 days of the reservation will result in the deposit becoming non-refundable.

Hurricane Season Cancellation Policy (June 1 – November 30):

Weather-Related Cancellations: We do not offer refunds for inclement weather or circumstances beyond our control.
Evacuation Orders: If an evacuation order is issued within 24 hours of your arrival date or during your stay, you will receive a voucher for a future stay equal to the unused portion of your reservation. This voucher can be redeemed between June 1 and November 30 of the following two years, excluding holidays and special events.
No Evacuation Orders: If there is no evacuation order and you decide not to use your reservation, our standard cancellation policy will apply.
Early Departures: No refunds will be provided for early departures once you have checked into the guesthouse.

Special Events Cancellation Policy

Deposit and Payment:
Bookings Made More Than 30 Days in Advance: A 50% deposit is required at the time of reservation. The remaining balance will be charged 30 days before the Original Scheduled Arrival Date.
Bookings Made Within 30 Days of Arrival: Full prepayment (100%) is required at the time of reservation.
- Cancellation Fees:
  Up to 30 Days Before Arrival: Cancellations made up to 30 days before the Original Scheduled Arrival Date will incur a cancellation fee of $50.00. The remaining deposit will be refunded.
- Within 30 Days of Arrival: Cancellations made within 30 days of the Original Scheduled Arrival Date are non-refundable, and 100% of the reservation amount will be forfeited.
Special Events with 30-Day Cancellation Policy: The following events are subject to this policy:
- Songwriters Fest: May 1st, 2024 to May 6th, 2024
- Fantasy Fest: October 18th, 2024 to October 27th, 2024
- Boat Races: November 3rd, 2024 to November 10th, 2024
- Poker Run: November 5th, 2024 to November 11th, 2024
- Christmas: December 23rd to December 26th
- New Year’s: December 27th to January 1st
